Our goal is to perform, coordinate, and oversee administrative duties while providing an extensive level of support to Real Estate Agents. Our Transaction Management Services

(Also offered in à La Carte Services)

  • Review executed purchase and sales agreement, addendum(s) & seller's disclosure for accuracy and completion by all parties

  • Change status in FMLS and GAMLS (if listing)

  • Send all pertinent parties (title, lender, co-op agent, etc.) an introduction including a transaction summary with detailed contract, task, and critical date deadline information.

  • Our Agent will receive calendar invitations for all contract dates contained in the transaction summary. 

  • Confirm inspection has been scheduled and contact all parties with the date & time

  • Send amendment to address concerns to attorney & lender (once completed, if applicable)

  • Check on appraisal, and verify it is in value

  • Weekly communication with Lenders, Agents, Clients, and updates sent

  • Verify that HOA paperwork has been sent (if applicable)

  • Inform agents and clients of final loan approval

  • Provide Home Warranty options to applicable parties and confirm the order.

  • Request utility information from the seller and send it to the buyer

  • Ensure the lender has ordered the Title

  • Confirm title has received the loan payoff, HOA Status Letter, Mail Out information, etc.

  • Continue to check with the lender and update all parties on the loan process weekly

  • Send the commission agreement to an attorney

  • Send Termite letter or Termite Bond to Attorney (if required)

  • Schedule closing and notify all parties of the date, time, place, and what to bring

  • Ensure copies of repair receipts are sent to the appropriate parties

  • Upload documents to your Brokers compliance software.

  • Schedule final walk thru (If requested)

  • Contact lender & verify Clear to Close

  • Contact Lender & Attorney for Closing Package

  • Request Settlement Statements from Title Company - for agent review with the client

  • $400.00 per File

DUAL-SIDED TRANSACTIONS

  • Our Agent will receive a 25% discount off their total for it being a dual-sided transaction.

  • Both parties will receive the same level of service listed above.
